Past Due Charges. If Tenant shall fail to pay within ten (10) days following the due date any charges or fees to be paid by Tenant hereunder, such unpaid amounts shall bear a late charge equal to the greater of five percent (5%) of the overdue amount or One Hundred Dollars ($100.00).
