Common use of Permits and Expenses Clause in Contracts

Permits and Expenses. To the extent that Tenant makes Utility Installations, Alterations, installs Trade Fixtures and/or makes repairs, as required or permitted pursuant to this Lease, Tenant agrees that it will procure all necessary permits for making any repairs, alterations, or other improvements for installations, when applicable. Tenant shall give written notice to Landlord of any repairs required pursuant to the provisions of this Article and Tenant agrees promptly to commence such repairs or alterations and to prosecute the same to completion diligently, subject, however, to the delays occasioned by events beyond the control of Tenant.
