Common use of Permitted Entries Clause in Contracts

Permitted Entries. Landlord and its agents, servants, and employees may enter the Premises at reasonable times, and at any time if an emergency, without charge, liability, or abatement of Base Rent, to: (i) examine the Premises; (ii) make repairs, alterations, improvements, and additions either required by the Lease or advisable to preserve the integrity, safety, and good order of part or all of the Premises or Building; (iii) provide janitorial and other services required by the Lease; (iv) comply with Applicable Laws; (v) show the Premises to prospective lenders or purchasers; (vi) post notices of non responsibility; (vii) remove any Alterations made by Tenant in violation of Section 7.01; and (viii) post “For Sale” signs and, during the one hundred twenty (120) days immediately before this Lease ends, post “For Lease” signs.
