PERMITTED USE FOR LEASED PREMISES BY TENANT. Tenant shall use the Leased Premises for the sole and exclusive purpose set forth in Article I and no other purpose. The use of the Leased Premises shall also be in accordance with all laws, statutes, regulations, permits and ordinances affecting the Leased Premises, including, without limitation, Municipal Laws. Landlord makes no representations as to uses permitted under the Madison Zoning Regulations. Tenant accepts responsibility for obtaining any zoning permits and variances prerequisite to Tenant’s intended use of the Leased Premises. Landlord will cooperate with Tenant in furtherance of applications for zoning permits and variances initiated by Tenant provided that the cooperation is at no cost to Landlord.‌
