In order to confirm or deny the existence of bedbugs in an Apartment, Management will enter and inspect the Apartment and surrounding Apartments potentially infected, during normal business hours without twenty-four (24) hours advance notice. f. Residents within an infected Apartment must prepare their Apartment as instructed by Management for the treatment of any bedbug issues, including preventative treatment. g. h. Resident may be steps required to maintain detection devices in their Apartment and notify Management immediately upon any positive detection.
i. Pest Control. If Resident agrees fails to report any pest issues infestation and/or problems with the Premises within seven (7) days of move-in, Resident acknowledges that the Premises are acceptable, in good condition, and pest free. After this period, Resident shall immediately report to Management Owner’s onsite agent any signs or indications of pests. Resident agrees that Resident’s violation of this provision constitutes a material breach of this Lease, and Owner shall have all remedies for necessary remediationbreach set forth in this Lease, and as set forth in this provision and at law, including eviction. It Resident is at all times responsible for the responsibility conduct of Resident’s occupants, guests, invitees and all others (“other Persons”) who are present on or in any portion of the Community due to or because of Resident. A violation by any other Person of this Lease is a violation by Resident. Resident agrees that it is in Resident’s best interest and the best interest of the Community to fully cooperate with Owner’s pest control efforts. Resident agrees to fully cooperate with Owner or Owner’s pest control company employed to eradicate pests, including all written instructions distributed to Resident. Resident’s full cooperation includes, but is not limited to, immediately reporting in writing pest infestation to the Owner, making the Premises available for entry to complete pest inspection and eradication treatment(s), completing all required pre-treatment activities, evacuating the premises during and after treatment for the required time frame, if any, completing all required post-treatment activities, and immediately reporting in writing ineffective treatment or re- infestations to the Owner. Resident shall also immediately dispose of any property or furniture that has been infested and that is not salvageable in the sole discretion of Owner’s pest control vendor. {{_es_signer1_initials}} Resident shall practice good housekeeping to prevent pest infestations and to promptly eradicate them if they occur. Resident shall keep the Premises clutter free, clean; , and sanitary, including regularly vacuuming. Residents shall arrange furniture to minimize pest hiding places. If possible, keep furniture several inches away from walls. Resident shall inspect clothing, luggage, and other personal property for signs of bed bugs when Resident stays overnight away from the Premises, or otherwise is exposed to areas that likely contain bed bugs. In addition to regularly scheduled pest control services, if Resident consistently lives in an unsanitary environmentany, provided by the Community, Resident may request reasonable extermination services at any time. All requests must be in writing. Owner may enter Resident’s unit to inspect for pests or for pest control related matters. If practical, Owner will notify Resident in advance of each pest inspection, including providing a preparation sheet. Notification is presumed received if Owner hands the notice and instructions directly to Resident or if Owner posts the notice and instructions to Resident’s unit. Resident acknowledges and accepts that Management is limited in its ability under some circumstances immediate action may be necessary to address pest situationscontrol pests, and Owner is not required to provide Resident waives advance notice if circumstances require immediate action. a. All of Resident’s belongings replace personal property that must be free treated or eliminated. Failure to follow the requirements of bedbugs upon arrival into Edgewood Commons.
b. Resident may not bring mattresses or soft furniture into their Apartment▇▇▇▇’▇ pest control vendor is a breach of this Agreement and constitutes a Default. All secondhand furniture must be thoroughly inspected by the Resident and free of bedbugs prior to bringing it into the building.
c. If Resident’s belongings or furniture are found to have bedbugs, Resident must cooperate with Management’s treatment efforts.
d. If Resident has been exposed to bedbugs or suspects that they have been bitten by one or more bedbugs, they must notify the Management office immediately.
e. In order to confirm or deny the existence of bedbugs in an Apartment, Management will enter and inspect the Apartment and surrounding Apartments potentially infected, during normal business hours without twenty-four (24) hours advance notice.
f. Residents within an infected Apartment must prepare their Apartment as instructed by Management for the treatment of any bedbug issues, including preventative treatment.
g. A Resident’s failure to cooperate with Managementpromptly notify ▇▇▇▇ of pests in the Resident’s treatment efforts Townhome is a serious violation of and Default under this Agreement. Prompt notification to ▇▇▇▇ is necessary to prevent pest infestation and to keep pests from spreading. In the event of a routine inspection that discloses that the Townhome has had an ongoing pest problem that has not been reported by the Residents, this Agreement may be terminated or non-renewed. In ordinary circumstances of pest control, ▇▇▇▇ will pay for the pest control treatment. In circumstances where ▇▇▇▇’▇ professional pest control provider determines that the pests have been brought into the Townhome by a Resident or Resident’s guests, where the Resident has failed to notify ▇▇▇▇ of a pest problem, or where the unit has been treated in the past and there is a re-infestation or a reentry of bedbugs into the building once treatments have concluded will result in failure to take all Residents residing within the Apartment to be charged for all treatment costs and resulting damages and expenses.
h. Resident may be steps required to maintain detection devices in their Apartment and notify Management immediately upon any positive detection.
i. No diminution eliminate the infestation, then ▇▇▇▇ shall be entitled to charge Resident for the cost of the initial service, or abatement of any rentrepeat service to the Townhome, payment common areas or other compensation shall be claimedunits where an unreported problem has spread, paid or allowed for inconvenience or discomfort associated in accordance with the presence or extermination of bedbugs in the Premises, Apartment, the Building, or any part, thereofparagraph 29 herein.

Pest Control. Resident agrees All Residents are required to report any assist ▇▇▇▇ in pest issues control procedures. All Residents’ participation in ▇▇▇▇’▇ pest control treatment program is MANDATORY. If the Residents’ Apartment is not ready when ▇▇▇▇’▇ pest control vendor is scheduled to Management treat the Apartment, the Residents may be required to pay for necessary remediationextermination re-treatment (s) or a second exterminator visit fee as additional Rent. It is the responsibility of the Resident Residents are required to keep the Premises clean; if Resident consistently lives in an unsanitary environmentcomply with all requests by ▇▇▇▇ for readying their Apartment unit for pest control treatments which may include emptying cupboards, Resident acknowledges and accepts that Management is limited in its ability to address pest situationsremoving materials from under sinks or vanities, and Resident waives the right other requests. Residents also are required to hold Management follow any recommendations or treatment control requests of ▇▇▇▇’▇ pest control vendor. Some pests, such as bedbugs, may require Residents to dispose of or professionally clean (at high temperatures or with chemical treatments) personal property and fabrics. Residents are responsible for continual issues. If Resident fails to promptly report all costs of treating or removing their personal property, furniture, mattresses, and fabrics needed, in the opinion of ▇▇▇▇’▇ pest control issuesvendor, including presence of bed bugs, Resident to achieve effective pest control. ▇▇▇▇ will be responsible for remuneration for resultant costs. Cimex Lecturalis, not reimburse or the common bedbug, poses a serious issue to common living spaces nationwide. In a proactive effort to keep our communities, please adhere to the following terms.
