PORTION OF BUILDING. In the event that any portion of the Building shall be taken or condemned for any public purpose (whether or not such taking includes any portion of the Premises), which taking, shall interfere materially with Tenant's use and operation of the Premises or is such that Landlord determines that the Building cannot be restored to usefulness in an economically feasible manner, then Landlord or Tenant shall have the option by notice to the other party within 60 days after notice to said party of such condemnation to terminate this Lease, effective as of the date of such taking.
