Principal Components of the Project. The Project consists of the following principal components, as well as the other components delineated in the Project Plans, all of which are hereby approved by the City subject to the other provisions of this Agreement: (a) Demolition of all existing structures on the Property. (b) Construction of a mixed-use hotel development on the Property in accordance with the Project Plans for: (i) Hotel Use having up to 143 guest rooms and other Hotel facilities, and (ii) the Leasable Space with a minimum of 1,000 square feet and maximum of 2,500 square feet of Floor Area on the ground floor intended for retail, personal services or related commercial uses. (c) Construction of a multi-level subterranean parking garage and basement on the Property in accordance with the Project Plans with a minimum of seventy-eight (78) striped parking spaces consisting of standard, compact and handicapped spaces.
