Procedure for Offer. Subject to the terms of this Section 7, Landlord shall notify Tenant (the “First Offer Notice”) prior to entering into any lease of First Offer Space with a third party (expressly excluding the existing tenant of the First Offer Space). Pursuant to such First Offer Notice, Landlord shall offer to lease to Tenant the First Offer Space. The First Offer Notice shall describe the space so offered to Tenant and shall set forth the “First Offer Rent,” as that term is defined in Section 7.3 below, and the other economic terms upon which Landlord is willing to lease such space to Tenant.

Procedure for Offer. Subject to the terms of this Section 7, Landlord shall notify Tenant (the “First Offer Notice”) prior to entering into any lease of when and if the First Offer Space with a becomes available for lease to third party parties (expressly excluding the existing tenant of the First Offer Spaceas reasonably determined by Landlord), provided that all Superior Right Holder have declined to lease such space. Pursuant to such First Offer Notice, Landlord shall offer to lease to Tenant the First Offer Space. The First Offer Notice shall describe the space so offered to Tenant and shall set forth the “First Offer Rent,” as that term is defined in Section 7.3 8.3 below, and the other economic terms upon which Landlord is willing to lease such space to Tenant.

Pursuant to such First Offer Notice, Landlord shall offer to lease to Tenant the then available First Offer Space. The First Offer Notice shall describe the space including the parking rights so offered to Tenant and shall set forth the “"First Offer Rent,” " as that term is defined in Section 7.3 Article 17.3 below, and the other economic terms upon which Landlord is willing to lease such space to Tenant.

Subject to the terms of this Section 7, Landlord shall notify Tenant (the “First Offer Notice”) prior from time to entering into any lease of time when the First Offer Space with or any portion thereof becomes available and Landlord intends to market the same for lease to third parties, other than through a third party (expressly excluding the existing tenant of the First Offer Space)Superior Right. Pursuant to such First Offer Notice, Landlord shall offer to lease to Tenant the then available First Offer Space. The First Offer Notice shall describe the space so offered to Tenant and shall set forth the “First Offer Rent,” as that term is defined in Section 7.3 below, and the other economic terms upon which Landlord is willing to lease such space to Tenant.
