Procedure for. taking possession - The Promoter, upon obtaining the full payment of the Apartment/Shop/Flat from the Allottee occupancy certificate* from the competent authority shall offer in writing the possession of the Apartment/Shop/Flat, to the Allottee in terms of this Agreement to be taken within two months from the date of issue of occupancy certificate. [Provided that, in the absence of local law, the conveyance deed in favour of the Allottees shall be carried out by the promoter within 3 months from the date of issue of occupancy completion certificate] registration of the Apartment/Shop/Flat. The Promoter agrees and undertakes to indemnify the Allottee in case of failure of fulfilment of any of the provisions, formalities, documentation on part of the Promoter. The Allottee, after taking possession, agree(s) to pay the maintenance charges as determined by the Promoter/association of Allottees, as the case may be after the issuance of the completion certificate for the project or from / / onwards, whichever is earlier. The promoter shall hand over the occupancy certificate of the Apartment/Shop/Flat , as the case may be, to the Allottees at the time of conveyance of the same. That it shall be mandatory for the Allottee to become a member of the Sagar Green Hills Phase-II A maintenance society, at the time of possession of the said property, which shall be formed by the residents of Sagar Green Hills Phase-II A and which shall be responsible for all maintenance and security provision of the from / / onwards.

Procedure for. taking possession - The Promoter, upon possession- Upon the Promoter obtaining the full payment of completion certificate or the Apartment/Shop/Flat from the Allottee occupancy certificate* , as the case may be, from the competent authority and upon the Sellers’ receiving all payments from the Allottee as per this Agreement, the Sellers shall offer in writing the possession of the Apartment/Shop/Flat, to the Allottee in terms of this Agreement Agreement, such possession to be taken by the Allottee within two (2) months from the date of issue of the completion certificate or the occupancy certificate.
