Project Building and Premises. The office building (the "Building"), land and other improvements surrounding the Building which are designated from time to time by Lessor as common areas appurtenant to or servicing the Building and the land upon which any of the foregoing are situated, are herein sometimes collectively referred to as the "Project." Lessee is hereby granted the right to the nonexclusive use of the common corridors and hallways, stairwells, elevators, restrooms and other public or common areas located on the Project; provided, however, that the manner in which such public and common areas are maintained and operated shall be at the sole discretion of Lessor and the use thereof shall be subject to such rules, regulations and restrictions as Lessor may make from time to time. Lessor reserves the right to make alterations or additions to or to change the location of elements of the Project and the common areas thereof.

The term “Project,” as used in this Lease, shall mean (i) the Building and the “Common Areas,” as that term is defined below, (ii) the land (which is improved with landscaping and other improvements surrounding improvements) upon which the Building which and the Common Areas are designated from time located, (iii) the other office buildings located adjacent to time by Lessor as common areas appurtenant to or servicing the Building and the land upon which such adjacent office buildings are located, (iv) the parking facility servicing the Building (the “Building Parking Facility”), and (v) at Landlord’s reasonable discretion, any additional real property, areas, land, buildings or other improvements added thereto outside of but adjacent to or in close proximity with the foregoing are situated, are herein sometimes collectively referred to as Project. Tenant also acknowledges that Landlord has made no representation or common areas located on warranty regarding the Project; provided, however, that condition of the manner Premises or the Building except as specifically set forth in which such public and common areas are maintained and operated shall be at the sole discretion of Lessor and the use thereof shall be subject to such rules, regulations and restrictions as Lessor may make from time to timethis Lease. Lessor Landlord reserves the right to make alterations or additions to or to change the location of elements of the Project and the common areas thereofCommon Areas. Forthwith upon execution hereof, Tenant, at its sole cost and expense, shall arrange for the construction of demising walls for the Premises and the installation of other improvements to the Premises as shown on the Plans (as such term is defined in the Work Letter attached hereto as Exhibit B (the “Work Letter”) (“Tenant’s Initial Construction”).
