Common use of Purchase of Property by Tenant Clause in Contracts

Purchase of Property by Tenant. In the event that Tenant acquires title to the property of which the Premises are a part, or any part thereof, or any premises as an expansion of, addition to or substitution for the Premises at any time during the Term of this Lease, or any renewals thereof, or within six (6) months after the expiration of the term hereof or the extended term hereof, Landlord shall pay Broker a commission on the sale of the property in lieu of any further commission which otherwise would have been due under this Lease. Such commission, as negotiated between the parties, shall be six percent (6%) of the gross sales price, payable in full in cash at closing.
