Rent and Security Deposit. The Town/Village does not currently charge for the use of most of it’s facilities but reserves the right to do so and or to collect a security deposit.
Rent and Security Deposit a. The monthly rent for the property is ₹10,000.00 (Ten Thousand Rupees only) per month. b. The tenant agrees to pay the monthly rent on or before 5th day of each month. c. A security deposit of ₹20,000.00 (Twenty Thousand Rupees only) has been paid by the tenant to the landlord and this amount will carry no interest. The security deposit shall be refunded at the end of the tenancy period, subject to deductions for any damages or outstanding dues.
Rent and Security Deposit. ▇▇▇▇▇▇ agrees to pay to Landlord at the offices of Landlord, or at such other place designated by Landlord, without any prior demand therefor and without any deduction or set-off whatsoever, as fixed annual rent (“Rent”), the following: a. Initial Term: $10,800 per annum, payable in equal monthly payments of $900 per month. b. Thereafter, for each successive year, the base rent shall be increased by 1.5% annually and the monthly payments shall be adjusted accordingly. c. Any payment to be made pursuant to the provisions of this Lease, including without limitation, Rent, which is not paid within 5 days after the date when such payment is due, shall be subject to a $50.00 late fee (the “Late Fee”). ▇▇▇▇▇▇ agrees to pay such Late Fee as Additional Rent. If the 5th day of the month falls on a weekend or holiday, then Tenant shall have until the next business day to pay Rent before incurring the Late Fee. d. Landlord acknowledges that ▇▇▇▇▇▇ has deposited with Landlord the sum of $1,800 as a security for the performance of Tenant’s obligations under this Lease (the “Security Deposit”). Landlord shall deposit the same in the manner required by law. If tenant fails to make any payments of Rent, or defaults under any of its other obligations under this Lase, Landlord may use the Security Deposit in payment of such Rent or in payment of any sums Landlord may be forced to spend because of Tenant’s default. If Landlord does so use the Security Deposit, then he or she shall notify Tenant in writing of the amount so used and, if used before the end of the Term, Tenant shall, within 15 days, forward a like amount to the Landlord. Accordingly, through the Term, there shall always be deposited with the Landlord a sum not less than the amount originally deposited as the Security Deposit. Nothing in this Lease shall prevent Landlord from demanding or claiming an amount in excess of the Security Deposit if, at the end of the Term, Tenants failure to pay Rent or its default under any of the other obligations under this Lease causes damages to the Landlord in excess of the Security Deposit amount. If at the end of the Term of this Lease Tenant has made all Rent payments required and fully complied with all of its other obligations under this Lease, then Landlord shall return the Security Deposit to Tenant in the manner required by law, but not more than 30 days after the end of the Term or the date Tenant delivers possession of the Premises to Landlord, whichever is later.
Rent and Security Deposit. The Lessee will pay the Lessor the Rent and Security Deposit set forth in Exhibit "B", attached hereto and incorporated herein by reference, and any additional rent described in this Lease, at the dates and times prescribed. If Lessee fails to comply with the aforementioned notice within five (5) days from date of the notice, Lessor shall cause all contents in the leased hangar, including any aircraft to be removed at Lessee’s expense. c. Lessee shall pay Lessor a security deposit equal to one month’s rent upon execution of this agreement.

Provide activities of interest, such as exhibits and arts and crafts shows by area artists and all art shows will be coordinated with the Lessor. c. Provide and enhance the multi-cultural needs of the community by scheduling activities by the different cultures. d. Train and recruit community volunteers to be living history and art docents at the Historic Bond House. e. Teach interpretive arts and public speaking skills to docents. f. Enhance public appreciation of the Historic Bond House historical significance to the region surrounding the City of Espanola. g. Increase the frequency in which the public visits the Historic Bond House. h. Encourage the community’s appreciation of the history and art through a living interpretive program. i. Instil respect for historical artefacts, local, national and global art. j. Demonstrate appreciation of cultural contributions of our community’s pioneer families. k. Open the Docent Program to all Northern New Mexico Community Members. l. Develop Docent Training Program with the coordination of the Lessor. m. Provide guided tours of the Bond House for incoming groups, schools and tourists. n. Maintain the Docent Program hours of operation Monday through Friday from 12:00 p.m. to 4:00 p.m. o. Assist the Lessor with Bond House cleaning by dusting the first floor. The normally required security deposit of $500 is waived, however, in consideration of such waiver, Lessee hereby binds itself to the Lessor that on termination of this Lease or abandonment of the premises by the Lessee it will assure the premises must be left clean and in as good or better condition than when delivered. Otherwise a cleaning fee of $ 200 plus cost of all repairs may be charged.
