Common use of Responsibility of Lessor Clause in Contracts

Responsibility of Lessor. (a) In the event the demised premises are totally destroyed or so damaged by fire or other casualty (a) Total Destruction that, in the opinion of a licensed architect retained by Lessor, the same cannot be repaired and restored of Premises within ninety days from the happening of such injury this lease shall absolutely cease and determine, and the rent shall abat▇ ▇▇▇ the balance of the term.
