RESPONSIBILITY TO PROVIDE UTILITIES TO THE LEASED. PREMISES Landlord shall provide electric power for the lighting and power outlets for the Leased Premises and heating fuel and electricity for the air conditioning system for the Leased Premises. If Landlord is responsible to provide the Leased Premises to Tenant with any plumbing fixtures (such as kitchen facilities with a sink or bathroom facilities), Landlord will provide a water supply to the plumbing fixtures and a waste line from such plumbing fixtures. Landlord will provide Tenant with a location in the Building with a local telephone line connection to which Tenant may run Tenant's telephone lines. Tenant shall have the right to choose its telephone service company from available companies at no additional charge.
