Return Check Charge. If Tenant shall deliver any check to Landlord for any amount due hereunder which is returned unpaid by ▇▇▇▇▇▇▇▇'s bank for any reason, Tenant shall pay a returned check charge equal to the maximum amount permitted by Alabama law as of the date the check is returned, and it is intended to, among other things, partially reimburse Landlord for its administrative and handling expenses associated with such returned check. (As of January 1, 2007, the maximum amount permitted by Alabama law, was the greater of either $30.00 or an amount equal to the actual charge by the depository institution for the return of unpaid or dishonored instruments). ▇▇▇▇▇▇ also agrees that the foregoing returned check charge shall be in addition to any and all late payment charges as provided in this Agreement, and shall constitute additional rent. Also, upon the occurrence of such event, Landlord shall have the right with respect to any further payments due hereunder to demand that Tenant make all further payments due to Landlord hereunder in immediately available funds (i.e. cash, money order, cashiers check, wired funds, etc.)
