Right to Demand Full Performance. In the event of any demand for payment or performance by the Lender from the Guarantor hereunder, the Lender shall have the right to demand its full claim and to receive all dividends or other payments in respect thereof until the Obligations have been paid in full, and the Guarantor shall continue to be liable hereunder for any balance which may be owing to the Lender by the Borrower under the Obligations. The retention by the Lender of any security, prior to the realization by the Lender of its rights to such security upon foreclosure thereon, shall not, as between the Lender, on one hand, and the Guarantor, on the other hand, be considered as a purchase of such security, or as payment, satisfaction or reduction of the Obligations due to the Lender by the Borrower or any part thereof. The Guarantor, promptly after demand, will reimburse the Lender for all costs and expenses of collecting such amount under, or enforcing this Guaranty, including, without limitation, the reasonable fees and expenses of counsel.
