RIGHT TO SUBLET OR ASSIGN. The Tenant covenants that it shall not assign this Lease nor sublet the Demised Premises or any part thereof without the prior written consent of landlord, which shall not be unreasonable withheld, in each instance, except on the condition hereinafter stated.
