3.2 In accordance with AS 4349.1, a major defect is a defect of sufficient magnitude requiring building works to avoid unsafe conditions, loss of function or further deterioration of the property. A minor defect is a defect other than a major defect.
3.3 In accordance with AS 4349.1, “the report shall describe the overall extent of minor defects”. The report will not comment on every minor item which could be detectable by lay persons and which do not require consultation from a building professional.
3.4 Only the purchaser of the report referred to as the "Client" in the report should rely on the report. If this report is not a listing of repairs to be made used by a third party, they are not to rely on its findings or contents and are to seek to obtain their own independent pre purchase inspection report as the report and its contents is non transferable. Further, this report is not intended for use to be used as a guide in re-negotiating a real estate transaction. Items that are not listed marketing tool by and realestate agents and only the person named in the inspection report were not inspected and are not included under the scope CLIENT INFORMATION section of the inspection service provided. It report shall this report apply to as it is assumed and agreed that the inspector person who orders the report is not, as part indeed the person purchasing the property inspected. Where a report is ordered on behalf of a CLIENT it is assumed that the inspection, determining compliance with installation guidelines, construction documents, manufactures specifications, terms and condition and Pre Inspection Agreement have been fully explained to the CLIENT by the person or company ordering the report.
3.5 The building codes, local ordinances, zoning regulations, covenants, or other restrictions, including local interpretations thereof. If this is a "verbal" inspection you agree that there shall be no legal liability for the inspection until/unless compared with a full written inspection report is requested and paid for within 7 calendar days of the inspection. Inspection Standards - The home inspection and/or systems inspected will be performed building that was constructed in accordance with the Standards generally accepted practice at the time of Practice construction and which has been maintained such that there has been no significant loss of strength and serviceability.
3.6 The areas that will be inspected shall include (where applicable) the residential property within 30 metres of the North Carolina Home Inspector Licensure Board building and with within the scope and standards of practice property boundaries, the interior of the International Association building, the exterior of Certified Home Inspectors (InterNACHI) and/or the American Society building, the roof exterior, the roof space and the subfloor space.
3.7 Where the Client requires only an assessment of Home Inspectors (ASHI) the structure of the property and has purchased the pre-purchase BASIC STRUCTURAL INSPECTION the inspection shall be limited as described in accordance with Appendix A of AS4349.1. This report shall not comment on or involve inspection of any specific State non-structural elements of the property.
3.8 Where the Client has purchased the pre-purchase COMPREHENSIVE BUILDING INSPECTION the inspection and reporting shall be limited as described in Appendix C of AS4349.1. The inspection and report shall not comment on any items as contained in the list of exclusions in Appendix D of AS4349.1. However, the following items are commented on in our COMPREHENSIVE BUILING INSPECTION report which are in addition to the requirements of AS4349.1 and these are the only deviations from the requirements of Appendix’s C & D of AS4349.1 contained in the report;
I. Confirmation that smoke detectors and RCD’s have been installed. The inspection and report will not be a guarantee that these operate correctly. It is strongly recommended that a suitably qualified person be engaged for testing of all fire, hydraulic, mechanical and electrical services prior to the purchase of the property.
3.9 Where the Client has purchased a COMPREHENSIVE BUILDING INSPECTION for an apartment/ flat/ unit, these shall be defined as strata and company title properties and the inspection shall be limited as described in Appendix B of AS4349.
