Site design and abutting uses. Immediately surrounding the site, the existing built form and land uses are compatible with a 6 storey, 104-unit apartment building. The lands behind the subject site are currently vacant. Any future development on the vacant lands would be buffered from the proposed development by a watercourse and 20 metre non-disturbance area. There is a three- storey apartment building to the west that is separated from the proposed development by the same watercourse and non-disturbance area, as well as by ▇▇▇▇▇▇▇ Park Trail and a surface parking lot. To the east is a smaller, two-storey mixed use building. The driveway and parking area for the proposed development is along the shared property line which helps to provide some separation between the buildings. Additionally, the proposed agreement requires a minimum 1.8 metre high opaque fence along this shared property line. Across the road are commercial buildings: a larger two-storey building with retail uses and a gas station.
