Provided Tenant is not then in default beyond the applicable notice and cure period of any of the terms or conditions of this Lease, except to the extent provided elsewhere in this Lease, whenever Landlord’s consent or approval is required hereunder, it shall not be unreasonably withheld, conditioned or delayed.
