Surrender at Expiration. Upon expiration or sooner termination of this Lease, Tenant shall immediately surrender possession of the Premises to Landlord vacant, broom clean, in good order and condition, ordinary wear and tear and damage for which Tenant is not responsible under the terms of this Lease excepted.
