Common use of Surrender of the Leased Premises Clause in Contracts

Surrender of the Leased Premises. At the expiration of the Term or earlier termination of this Lease, the Tenant shall peaceably surrender and yield up the Leased Premises to the Landlord in as good condition and repair as the Tenant is required to maintain the Leased Premises throughout the Term, REASONABLE WEAR AND TEAR EXCEPTED and the Tenant shall surrender all keys for the Leased Premises to the Landlord at the place then fixed for the payment of rent and shall inform the Landlord of all combinations of locks, safes and vaults, if any, in the Leased Premises. The Tenant shall, however, remove all of its trade fixtures if requested by the Landlord as provided in Section 8.08 hereof before surrendering the Leased Premises as aforesaid. The Tenant's obligation under this covenant shall survive the expiration of the Term or earlier termination of this Lease.

The Tenant shall, however, remove all of its trade fixtures and any o o o special installations if requested by the Landlord as provided in Section 8.08 hereof before surrendering the Leased Premises as aforesaid. The Tenant's obligation obligations under this covenant shall survive the expiration of the Term or earlier termination of this Lease.

At the expiration of the Term or earlier sooner termination of this Leasethe tenancy hereby created, the Tenant shall peaceably surrender and yield up the Leased Premises to in the Landlord in same condition of cleanliness, repair and sightliness as good condition and repair as the Tenant is required to maintain the Leased Premises throughout were in on the TermCommencement Date, REASONABLE WEAR AND TEAR EXCEPTED reasonable wear and tear and damage by unavoidable casualty excepted to the extent that the same is covered by Landlord's property loss or damage insurance policy. At such time, Tenant shall surrender all keys for the Leased Premises to the Landlord at the place then fixed for the payment of rent and shall inform the Landlord of all combinations of or locks, safes and vaults, if any, in the Leased Premises. The Tenant shall, however, shall in accordance with Section 4.02 remove all of its trade fixtures if requested by the Landlord as provided in Section 8.08 hereof before surrendering the Leased Premises as aforesaidand shall repair any damage to the Leased Premises caused thereby. The Tenant's obligation under obligations to observe or perform this covenant shall survive the expiration or other termination of the Term or earlier termination term of this Lease.
