Surrendering the Premises. Upon the Termination Date, ▇▇▇▇▇▇ shall surrender the Premises to Landlord in the same condition that the Premises were in on the Commencement (i) ordinary wear and tear; (ii) condemnation; (iii) damage arising from any cause not required to be repaired or replaced by Tenant; and (iv) alterations as permitted by this Lease unless consent was conditioned on their removal. On surrender, Tenant shall remove from the Premises its personal property, trade fixtures and any alterations required to be removed under paragraph 4.01 and repair any damage to the Premises caused by the removal. Any items not removed by Tenant as required above shall be considered abandoned. Landlord may dispose of abandoned items as Landlord chooses and ▇▇▇▇ ▇▇▇▇▇▇ for the cost of their disposal.
