Tenant Payment. In addition to Basic rent, Tenant shall pay to Landlord as Additional Rent, from and after the Commencement Date in the manner described below, an amount equal to the Actual Expenses Allocable to the Premises for all increases in Operating Expenses and Real Property Taxes that exceed the Base Year Amount.
