Common use of TERM 3 Clause in Contracts

TERM 3. The term of this Lease and Tenant’s obligation to pay Rent hereunder shall commence on the earlier of (i) the 150th day after this Lease is fully executed, and (ii) the date following Substantial Completion of the Premises when Tenant shall be able to take possession of and have full use and occupancy of the Premises except for the completion of minor punch list items (“Commencement Date”).
