Term of Sublease. The term of this Sublease (the “Term”) shall commence on October 1, 2010 (the “Commencement Date”), and shall end on March 30, 2017 (the “Expiration Date”) or on such earlier date upon which this Sublease shall expire or be canceled or terminated pursuant to any of the conditions or covenants of this Sublease or pursuant to law. Subject to Sublandlord completing Tenant’s Initial Alterations (as defined in the ▇▇▇▇▇▇▇▇▇) as they relate to the Sublease Premises, Subtenant agrees to accept the Sublease Premises on the Commencement Date in its “AS IS” condition, and agrees that other than the completion of Tenant’s Initial Alterations, Sublandlord shall not be required to perform any work, supply any materials, or incur any expense to prepare the Sublease Premises for Subtenant’s occupancy.
