Term; Option to Extend. 2.1 The term of this Lease, and the Tenant’s obligation to pay rent under this Lease, shall commence at 12:01 a.m. on October 1, 2023 (the “Commencement Date”). Tenant shall receive possession of the Leased Premises on the Commencement Date. Unless sooner terminated as provided in this Lease, the term shall end at 12:00 Noon on September 30, 2024 (the “Initial Termination Date”). 2.2 Tenant shall have the option to terminate the Lease at any point during the lease term by providing Landlord written notice of their intent to terminate the Lease with no less than ninety (90) days’ written notice to Landlord (“Termination Option”).
