Common use of Terminate Lease Clause in Contracts

Terminate Lease. Landlord shall have the right to terminate this Lease and all rights of Tenant hereunder by giving written notice to Tenant. If the Lease is so terminated, then Landlord may recover from Tenant all actual damages sustained by Landlord, including, without limitation, deficiency in rent, reasonable attorneys' fees, other collection costs, brokerage fees, and expenses of placing the Premises in good order. Landlord's putting the Premises in good order or preparing the same for rental shall not operate to release Tenant from this Lease.

Terminate Lease. Landlord shall have the right to terminate this Lease and all rights of Tenant hereunder by giving written notice to Tenant. If the Lease is so terminated, then Landlord may recover from Tenant all direct and actual damages sustained by Landlord, including, without limitation, deficiency in rentRent, reasonable attorneys' ’ fees, other collection costs, brokerage fees, and expenses of placing the Premises in good order. Landlord's ’s putting the Premises in good order or preparing the same for rental shall not operate to release Tenant from this Lease.
