Common use of Time Condition Clause in Contracts

Time Condition. Upon termination or lapse of this Lease, Tenant shall immediately surrender possession of the Leased Premises and all fixtures (except the fixtures specifically set forth in Schedule 6.01 hereof, and any replacements or substitutions thereof) to Landlord, in good order, condition and repair, reasonable wear and tear and loss by casualty excepted, and except as set forth above, all fixtures on the Leased Premises shall become the property of Landlord without any obligation on the part of Landlord to compensate Tenant therefor.
