Title Conveyed. Seller shall convey merchantable title by warranty deed to be delivered to the purchaser at the time of the closing of this contract and receipt of the total purchase price, free of all liens and encumbrances except: A. Zoning and deed restrictions and easements of record; B. Encumbrances created by the purchaser; and C. Installments, if any, of special assessments not yet due. D. Oil and Gas Lease, if any, now of record. E. Current crop remains the property of Seller and/or Seller’s Tenant.
