Common use of TITLE TO AND NATURE OF IMPROVEMENTS Clause in Contracts

TITLE TO AND NATURE OF IMPROVEMENTS. Any and all Improvements of whatever nature at any time constructed, placed or maintained upon any part of the Land shall be and remain the property of Tenant, subject to Tenant's right to assign or sublease. The severance of fee title to the Land and Improvements shall not change the character of the Improvements as real property.
