To yield up. At the expiration or determination of this tenancy peaceably to surrender and yield up to the Landlords the Demised Premises in good tenantable repair and condition and in proper working order (fair, wear and tear and damage by fire, ▇▇▇▇▇, ▇▇▇▇▇▇▇, riot and other causes beyond the Tenant's control excepted) AND IT IS AGREED that the foregoing covenant shall apply and attach to all fixtures or fittings affixed or fastened to the Demised Premises or any part thereof by the Tenant AND that the Tenant may from time to time substitute the Landlords' Fittings of at least as good a kind or quality as and not less suitable in character nor of less value than those for which they are respectively to be substituted and in any such case this present covenant shall attach and apply to the things so substituted.
