To yield up. At the expiration or sooner determination of the Term (howsoever the same may be determined) quietly to yield up unto the Landlord the Demised Premises with the fixtures and fittings thereto and additions thereto in good and substantial repair and condition and decorated and in all respects in accordance with the covenants on the part of the Tenant herein contained together with all improvements and additions which now are or may at any time thereafter be in or about the Demised Premises (except any Tenant's or trade fixtures and fittings) unless required by the Landlord giving at least six months written notice to the Tenant to remove the same and reinstate the Demised Premises to its previous condition as at the date hereof and to remove every moulding sign writing or printing of the name and the business of the Tenant or other occupiers from the Demised Premises and to make good all damage caused to the Demised Premises by the removal of the Tenant's fixtures fittings furniture and effects to the Landlord's reasonable satisfaction and to leave the Demised Premises in a clean and tidy condition

At the expiration or sooner determination of the Term (howsoever the same may be determined) said term peaceably and quietly to yield up unto the Landlord the Demised Premises with the fixtures and fittings thereto and additions thereto in good and substantial repair and condition and decorated and in all respects in accordance with the covenants on the part of the Tenant herein contained together with all improvements and additions which now are or may at any time thereafter be in or about the Demised Premises (except any Tenant's or trade fixtures and fittings) unless if so required by the Landlord giving at least six months written notice to the Tenant to remove the same and shall reinstate the Demised Premises to its previous state and condition as at set out in the date hereof specification and to remove every moulding sign writing or printing drawings listed in the Sixth Schedule) together with all additions and improvements made thereto and in such state and condition as shall in all respects be consistent with a full and due performance by the Tenant of the name covenants contained in this Lease and any licence or consent granted pursuant to the business of provisions hereof, together with all fixtures and fittings (other than trade or tenant fixtures and fittings) affixed by the Tenant which during the said term may be affixed or other occupiers from fastened to or upon the Demised Premises (tenants or trade fixtures and fittings only excepted) and making good any damage or defects or wants of decoration resulting from the removal of the Tenants fixtures and fittings to the Landlord’s reasonable satisfaction, and in case any of the Landlord’s fixtures and fittings shall be missing broken damaged or destroyed, to forthwith replace them with others of a similar kind and of equal value and if reasonably so required by the Landlord to remove and make good to the original prevailing condition all damage caused alterations or additions made to the Demised Premises by the removal Tenant without the consent of the Tenant's fixtures fittings furniture and effects to the Landlord's reasonable satisfaction and to leave the Demised Premises in a clean and tidy condition.
