Common use of Trade Fixtures, Personal Property and Improvements Clause in Contracts

Trade Fixtures, Personal Property and Improvements. Subject -------------------------------------------------- to Tenant's right under Article 8, after the expiration or other termination of this Lease, all of Tenant's trade fixtures, personal property, and improvements remaining in the Leased Premises shall be deemed conclusively to have been abandoned by Tenant and may be appropriated, sold, destroyed or otherwise disposed of by Landlord without notice or obligation to compensate Tenant or to account for same, and Tenant shall pay to Landlord on written demand all costs incurred by Landlord in connection with the property including, but not limited to, the costs of repairing any damage to the Building or the Leased Premises caused by removal of such property. Tenant's obligations under this Section shall survive the expiration or earlier termination of this Lease.
