Use of Common Areas and Common Facilities. The Sublessee covenants with the Sublessor that: (a) the Sublessor will have the right to control the use of the Common Areas and the Common Facilities, to grant exclusive rights to use parking spaces that are part of the Common Areas and Common Facilities and to alter and/or expand the location, area, arrangement or composition of the Common Areas and Common Facilities. The Sublessor may delegate all or part of such control and rights to the Homeowners Corporation from time to time; (b) the Sublessee, its tenants and guests shall only use the Common Areas and Common Facilities in accordance with this Sublease, including without limitation the Bylaws in force from time to time; and (c) the Sublessee will not do or omit, or permit to be done or omitted, anything which shall cause the Common Costs to be increased, and if the Common Costs shall be so increased the Sublessee shall pay the amount of such increase to the Sublessor upon demand.
