Use of Hazardous Material. Tenant shall not cause or permit any Hazardous Material (as defined below) to be generated, brought onto, used, stored, or disposed of in, on, or about the Premises or the Improvements by Tenant or its agents, employees, contractors, subtenants, or invitees. Tenant, however, may use limited quantities of Hazardous Material if they are necessary for Tenant’s use in its ordinary course of business conducted on the Premises and Tenant discloses to Landlord the types, amounts, and uses of such Hazardous Materials prior to bringing it onto the Premises (this exception does not apply to, or allow for, the disposal of Hazardous Materials on the Premises). Landlord may limit the amounts of such Hazardous Materials or require additional safety measures. Further, Tenant shall: A. Use, store, and dispose of all such permitted Hazardous Material in strict compliance with all applicable statutes, ordinances, and regulations; B. Comply at all times during the Lease with all environmental laws; regulations, order and other applicable requirements and C. Comply with all manufacturers’ recommendations regarding the use, storage, and disposal of permitted Hazardous Materials, to the extent the recommendations do not conflict with applicable legal requirements.
