Common use of Utility Areas Clause in Contracts

Utility Areas. In addition to the lease of the Premises, Lessor hereby grants to Lessee nonexclusive access to the areas marked on Exhibit "D" (the "Utility Areas") for the placement and repair of wires, cable and accessories necessary to provide the telephone and television services as described in this Agreement. Lessee shall have the right of free access to the Utility Areas to inspect, maintain, install, replace and repair the wire, cable and other accessories associated with the Telephone System and the Television System, and to the remainder of the Project for the purpose of repair and maintenance of the wiring, cable and accessories relating to the Telephone System and the Television System, and for the purpose of collecting receipts for its services and otherwise dealing with tenants within the Project. The access of Lessee to the apartment units in the Project shall be restricted to normal business hours after reasonable notice (except by appointment for after business hours) and such other restrictions as are from time to time reasonably imposed by the Lessor or its designated agents.
