Common use of Utility Payments Clause in Contracts

Utility Payments. Before moving into the Premises, Tenant shall arrange, be responsible, and pay for all utilities, including heat, hot water, electricity, and gas, subject only to the following modification(s): If the Premises are at ▇▇▇▇▇▇▇▇▇ Place or Grey Birch Drive, Landlord shall pay for up to Thirty-Two Dollars ($32.00), per quarterly billing cycle, of cold water charges for the dwelling unit. Such cold water charges that exceed Thirty-Two Dollars ($32.00) shall be considered additional Rent and shall be paid by Tenant immediately upon demand from Landlord. Landlord may deduct such charges from the Security Deposit upon termination of this Lease. If the Premises is at ▇▇▇▇▇▇ Street, Woodlawn Road, or River Road, Landlord shall pay for the dwelling unit’s cold water.
