Vesting of Title. At Closing, Seller shall convey fee simple title to the Real Property and Improvements to Buyer by special warranty deed (as further described in Section 4.2(a)(i) below), subject to the Permitted Exceptions, and shall convey Seller's interest in the Personal Property to Buyer by bill of sale (as further described in Section 4.2(a) (ii) below).
