YIELDING AND PAYING THEREFORE. yearly and every year during the Term unto the Landlord the sum of ONE HUNDRED AND SIXTY-THREE THOUSAND, EIGHT HUNDRED DOLLARS ($163,800.00) in lawful money of Canada to be paid, in advance, without any deduction whatsoever by equal monthly payments on the last day of each preceding month in every year, the first payment in the amount of TWENTY SEVEN THOUSAND, THREE HUNDRED DOLLARS ($27,300.00) to be made on the 29th day of September, 1989 which sum is to represent rent for the first and last months of the Term being paid by the Tenant.
