This LEASE (this “Lease”) is made as of this 1st day of April, 2025 by and between COUNTY OF DUKES COUNTY, a municipal corporation within the Commonwealth of Massachusetts with a place of business at 9 Airport Road, Edgartown, Massachusetts 02539 (the “County” or “Landlord”), and of
