Contract Type FiledMay 13th, 2024 JurisdictionAs previously discussed, Benedict Place Owner LLC is hoping to work cooperatively with 19 W Elm Street Holdings LLC, owner of property at the same address as well as owner of the parking lot at the end of Benedict Court, by providing a license agreement whereby 19 W Elm would have the right to park up to 7 cars, maximum, in the new Benedict parking garage, if and when needed for future proposed uses at 19 West Elm to satisfy zoning requirements. The term of the agreement (near final draft attached) would be 99 years and would run to 19 W Elm’s successors and assigns. We were able to locate 2 additional parking spaces in the garage, and as such if 19 W Elm were to fully exercise its rights at any time, the net loss in spaces to Benedict would be 5 spaces out of 173 (up from 171 previously approved).
