Access to the site would be taken from the access which serves that unit. The land is currently greenfield within the settlement envelope. It is, together with land to the north of the application site, allocated in the LDP for business and industrial use (reference zEL204). The site lies within the settlement envelope of Peebles and is not covered by any landscape designations nor is it immediately adjacent to a designated landscape.
