THIS OPTION AND LEASE AGREEMENT ("Agreement"), dated as of the latter of the signature dates below (the “Effective Date”), is entered into by the City of Lake Mills, a Wisconsin municipal corporation, having a mailing address of 200 Water Street, Lake Mills, Wisconsin 53551 (hereinafter referred to as "Landlord") and Central States Tower III, LLC, a Delaware limited liability company, having a mailing address of 323 S Hale Street, Suite #100, Wheaton IL 60187 (hereinafter referred to as "Tenant").
