The proposed Road Impact Fee Credit Agreement with 210 East, LLC seeks to establish road impact fee credit for the CR 210 Commercial project for dedication of right-of-way (ROW) on the south side of CR 210 and redesign costs/median modification at the west end of the CR 210 6-laning project that is currently under construction by the County. The approximate 25' strip of right-of-way along the project's CR 210 frontage (.35 acres) is valued by appraisal at $440,000. In addition, a portion of the redesign/median modification cost is proposed for credit in the amount of $75,080 that was determined to be required while the commercial project was in review due to the location of the commercial project at the west end of the 6-laning project under construction. The total road impact fee credit requested is $515,080.00.The impact fee credit will be awarded after the ROW has been dedicated and/or improvements within County ROW have been bonded, as applicable.
