Landlord shall, at its sole cost and expense, construct, erect and maintain at the location shown on the Site Plan, pylon signs upon which Tenant's advertising panel shall be installed, and thereafter throughout the Term of the Lease, Tenant shall have continuous representation on the pylon sign(s) and Building sign and any replacement pylon sign in the same position and size as shown on Exhibit "A".
Within fifteen (15) days of mutual execution of this Lease, Tenant shall present to Landlord Building sign drawings for Landlord’s approval, not to be unreasonably withheld.
Landlord hereby approves of the signage shown on Exhibit O, and Landlord agrees that such Building sign may be back-lit.
Tenant also shall, at Tenant’s expense, have the right to install an oversized logo sign (“Sign”) on the exterior of the Premises (similar in size to the existing EWM Realty exterior Building sign), provided, however, that any Sign, and the number, size, color, arrangement, placement and location of the same upon the Building shall be subject at all times to all applicable government laws, ordinances and regulations.
Other than the exterior Building sign permitted above, Lessor hereby reserves the exclusive right to the use for any purpose whatsoever of the roof and exterior of the walls of the Premises or the Building.
