Existing FF&E definition

Existing FF&E as defined in the Lease shall include the existing furniture, trade fixtures and equipment located in the Expansion Space that Tenant does not request to be removed. Prior to the Amendment Commencement Date, Tenant shall notify Landlord of any items currently existing in the Expansion Space that Tenant wants removed, which items Landlord promptly shall remove. Landlord and Tenant shall then itemize the items that will remain in the Expansion Space and agree on an Exhibit to this Amendment identifying such items.
Existing FF&E is defined in Section 2.6.
Existing FF&E means FF&E owned by Landlord immediately before the Commencement Date and leased to Tenant pursuant to this Lease.

Examples of Existing FF&E in a sentence

  • Tenant shall not (i) remove any of the Existing FF&E from the Premises, (ii) assign the Existing FF&E as collateral or otherwise, (iii) sell any of the Existing FF&E, or (iv) give any third party a security interest or any other interest in such Existing FF&E.

  • Landlord shall have no obligation to maintain or repair such Existing FF&E.

  • Upon the expiration or earlier termination of this Lease, Tenant shall promptly surrender such Existing FF&E to Landlord in good condition and repair, normal wear and tear excepted, at the Premises.

  • In the event Tenant fails to maintain and repair the Existing FF&E in accordance with this Section 29.32, Landlord shall have the right to repair such Existing FF&E, at Tenant’s sole cost and expense, and Tenant shall reimburse Landlord for the cost of such maintenance and repair within ten (10) days following Landlord’s request therefor.

  • Subject to the provisions of this Section 3 and Section 9.1, Tenant accepts the Premises and the Existing FF&E in their existing “as-is” condition.

  • At the expiration or earlier termination of the Term, Tenant shall leave the Existing FF&E in the same condition as delivered to Tenant, reasonable wear and tear, and damage or loss due to casualty excepted.

  • Landlord owns the Existing FF&E clear of any liens, provided that Landlord hereby makes no representations or warranties regarding the condition of such Existing FF&E, and Tenant accepts such Existing FF&E in its currently existing, “as-is” condition.

  • With respect to the insurance which Tenant is obligated to maintain on its personal property during the Lease Term pursuant to the terms and conditions of Section 10.3.2 of this Lease, Tenant shall cause such insurance to also cover the Existing FF&E.

  • Tenant shall keep and maintain the Existing FF&E in good condition and repair throughout the Term.

  • Tenant hereby agrees that Tenant shall maintain and repair such Existing FF&E in good condition and repair throughout the Lease Term, at Tenant’s sole cost and expense.


More Definitions of Existing FF&E

Existing FF&E shall have the meaning set forth in Section 2.02A hereof.
Existing FF&E means any item of fixtures, fittings, furnishings, chattels and equipment relocated to the Project Facilities from the Old Facilities or elsewhere for and/or on behalf of MAG Occupants and Non-MAG Occupants, but does not include New MAG FF&E;
Existing FF&E has the meaning set forth in Section 5.1.
Existing FF&E means, collectively, the furniture, trade fixtures, equipment and other items of movable personal property that exist in the Temporary Premises as of the Temporary Premises Commencement Date (if any), which such Existing FF&E does not include, for the avoidance of doubt, any non-trade fixtures, leasehold improvements or other property (personal or real) of Landlord.
