Initial Tenant Improvements definition

Initial Tenant Improvements means those improvements that Landlord is obligated to construct at its sole cost and expense except as specified in paragraph IV below in the Premises pursuant to plans and specifications developed therefore in accordance with Paragraph II below.
Initial Tenant Improvements means the following work in the Premises:
Initial Tenant Improvements means all initial improvements to be constructed in the Leased Premises in accordance with the Work Letter.

Examples of Initial Tenant Improvements in a sentence

  • Tenant shall cause all contractors and subcontractors to maintain during any period of Tenant Work (including the Initial Tenant Improvements) the insurance described on Exhibit D attached hereto.

  • With respect to the contract for labor or materials for construction of the Initial Tenant Improvements, Tenant acts as principal and not as the agent of Landlord.

  • However, such Preliminary Plans shall not be used by Tenant for the purposes of constructing or installing the Initial Tenant Improvements.

  • The Initial Tenant Improvements shall not include Tenant’s furniture, trade fixtures, equipment and personal property and are limited to the fit-up construction, as generally laid out and specified on the Plans and Specifications.

  • So long as Landlord reviews and responds to the plan submissions to Landlord as provided in this Addendum, no delays in plan approval, and no delays in construction of the Initial Tenant Improvements, shall delay the Commencement Date of this Lease.


More Definitions of Initial Tenant Improvements

Initial Tenant Improvements means the tenant improvements to be constructed in the Initial Premises pursuant to Tenant's plans and specifications, as approved by Landlord pursuant to the terms of Exhibit D attached hereto, and "Tenant Improvements" shall include the Initial Tenant Improvements.
Initial Tenant Improvements means the tenant improvements to be constructed by Tenant, at its sole cost and expense, as further described in Section 13 below and the Work Letter.
Initial Tenant Improvements means those general utility or general purpose office improvements that are made to the Premises by Tenant in accordance with the terms of Paragraph 13 below and pursuant to all applicable laws as part of Tenant’s initial improvements to the Premises for its occupancy thereof, and shall not mean and include special purpose improvements needed by Tenant for the conduct its business or which might not be a permanent improvement to the New Premises (e.g., demountable partitions, special security requirements; or trade fixtures, furniture or furnishings of Tenant).

Initial Tenant Improvements those items of property ownership of which Lessee has retained and not conveyed to Lessor by the deed from Lessee to Lessor of even date herewith. A copy of said deed is attached hereto as Schedule E. Insurance Requirements: all terms of or incorporated by reference into any insurance policy (including the requirements of the Board of Fire Underwriters and the Fire Insurance Rating Organization) covering or applicable to the Combined Premises or any part thereof. 112 109
Initial Tenant Improvements. The improvements to be installed by Landlord in the Premises in accordance with the Construction Plans. The type and quality of materials to be used by Landlord to construct the Initial Tenant Improvements will be consistent with the specifications set forth on the Preliminary Plans and Specifications.
