Lab Space definition

Lab Space means the part of the Premises used and designated for use as laboratories;
Lab Space means that certain space on the 5th floor of the Building consisting of approximately 3,888 rentable square feet of space (the "Rentable Square Footage of the Lab Space") substantially as shown on the Floor Plan attached hereto as Exhibit A-2 to the Lease. (e) "Office Space" shall mean that certain space on the 5th floor of the Building consisting of approximately 3,887 rentable square feet of space (the "Rentable Square Footage of the Office Space") substantially as shown on the Floor Plan attached hereto as Exhibit A-2 to the Lease. Notwithstanding the definition of Lab Space and Office Space set forth herein, Landlord and Tenant agree that the exact breakdown of the Lab Space and Office Space square footage remains to be confirmed (though not to exceed approximately 7,775 rentable square feet in the aggregate), and both parties agree, once the square footage has been confirmed, to modify the Lease to reflect the correct square footage of each space, and adjust the Base Rent and Tenant's Pro Rata Share, as necessary. (f) "Base Rent": Period Rent Per RSF Annual Base Rent Monthly Installments From the Lab Space Rent Commencement Date to the day prior to the Office Space Rent Commencement Date 3,888 rsf at $24.88 $96,733.44 $8,061.12
Lab Space has the meaning described in Section 3(a)(ii).

Examples of Lab Space in a sentence

  • In no event shall any medical, infectious and/or hazardous waste be placed or stored outside of the Lab Space, it being agreed that all such materials shall be kept in the Lab Space until picked up by the approved medical waste disposal vendor.

  • In the event such odors, fumes or noises do emanate from the Lab Space, Tenant, at its sole cost and expense, shall be responsible for taking whatever steps are necessary in accordance with all applicable Laws and the terms of this Lease in order to either eliminate such odors, fumes or noises or to keep such odors, fumes or noises from emanating from the Buildings in a manner approved by Landlord.

  • Tenant shall be solely responsible for ensuring that the Tl Construction Drawings reflect Tenant’s requirements for the applicable Lab Space Improvements.

  • For avoidance of doubt, CIC will continue to accept 30 days’ Notice of termination or downsize of office space or lab benches in shared lab space in accordance with Section 3, but all Dedicated Lab Space will require 90 days’ written Notice.

  • Notwithstanding anything to the contrary contained in the Lease (i) the Commencement Date applicable to the Office Space shall be May 1, 1995, (ii) the Commencement Date applicable to the Lab Space shall be August 18, 1995 and (iii) the Commencement Date applicable to the Future Space shall be January 1, 1996.

  • Company shall ensure that all persons authorized to access the Animal Facility or use the Lab Space comply with the terms of this Agreement.

  • To identify the obligations and responsibilities of Landlord and Tenant with regard to the Lab Space, the Lab Space is included within the definition of the "Premises".

  • University is not responsible for loss or theft of, or damage to any personal property of Company or its authorized users, located within the Animal Facility, the Lab Space or elsewhere on University property.

  • During such period, Sublandlord shall have the exclusive use of the Lab Space, and Subtenant shall not interfere with Sublandlord’s use of the Lab Space.

  • Without limiting the limitations imposed by the Permitted Use clause, Tenant shall not use or permit the Lab Space to be used for any purpose that would allow animal, medical or medicinal odors, fumes or noises to emanate from the Lab Space.

Lab Space means those portions of the Premises utilized by Tenant for laboratory purposes. “Land” has the meaning given such term in the Recitals portion of this Lease.
