To the extent that Owner or New Operating Lessee receives rents or other payments payable under the Space Leases on or after the Closing Date, such payments shall be applied first towards the payment in full of all rents currently due with respect to periods following the Cut-off Time, with the balance applied to delinquent rents or other amounts due for the benefit of Seller for the period prior to the Cut-off Time.
